Deposit

A Deposit equal to one third (rounded up to the nearest £) of the total agreed rental is required to confirm your booking. If you are booking within 8 weeks of the start of your stay, payment must be made in full. After receipt of the Deposit, we will email a Booking Confirmation.

Balance payment

The balance (two-thirds) of your booking is due at least 8 weeks prior to the start of your stay. Non-payment of the balance when it becomes due will constitute cancellation and forfeiture of the Deposit. After receipt of the balance we will email a Final Confirmation (confirming receipt of payment in full and giving all pre-arrival information including directions to the Property and the location of the key safe).

Cancellation

If you cancel more than 8 weeks from the start of your stay we will try to re-let the property and, if successful, we will refund any monies paid less any loss of rental and reasonable expenses. If you cancel within 8 weeks of the start of your stay the monies paid will be non-refundable. We recommend that you take out holiday insurance to cover the risk of cancellation and other risks.

Accommodation cost

The prices agreed are for accommodation from the start date (Fridays for weekly bookings and 3-day short breaks and Mondays for 4-day short breaks) to the departure date (Fridays for weekly bookings and 4-day short breaks and Mondays for 3-day short breaks). Gas, electricity, water, WiFi, bed linen/towels and initial fuel for woodburning stoves (where applicable) are all included in the price.

Website details

We endeavour to ensure that the information about the Property shown on the website is correct. However, the Property description is updated periodically so it is possible that the information may have changed by the time of your stay. Occasionally, problems mean some facility or service is either not available or restricted. In that case we will endeavour to inform you as soon as possible but we cannot accept responsibility for such unavailability or restriction.

Occupancy

Your group must not exceed the maximum number of people the Property will sleep (as stated on the website). If it does the manager can refuse to allow you to take possession of the Property or make you leave before the end of the stay. If this happens we will treat your stay as cancelled by you and you will not be entitled to a refund of monies or compensation.

Dogs

The number of dogs shown on the website are accepted on the understanding that they are not allowed on the furniture or in the bedrooms, they will not be left alone in the Property and no sign of their stay is evident at the time of departure. Please note that the Property is surrounded by fields grazed by sheep – dogs must be kept on a lead at all times where sheep are present.

No smoking

You acknowledge that smoking is not permitted in the Property.

Check-in/check-out times

The Property is available from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure. The key from the key safe must be returned to the key safe and the spare key left prominently on a table top.

Care of the Property

The Property is lovingly cared for and we ask that you treat it with respect and leave it clean and tidy. Please report any damages or breakages to the cleaner or manager on or before departure in order for us to fix or replace these prior to the next guests coming in. Damage or breakages caused through neglect may be charged for.

Complaints

Please report any difficulties to the manager straight away so that your reasonable expectations may be met. If you wish to complain directly to us please contact bookings@highlowscales.com.

Property unavailability

In the unlikely event that the Property becomes unavailable or uninhabitable prior to or during your stay we will refund all monies paid (or a pro rata amount depending on the length of stay) but we will not be liable for further damages or consequential loss.

Your responsibilities

You are responsible for the Property during your stay. This means you must keep all furnishings and fittings inside and outside the Property in a comparable state of repair and condition as at the beginning of your stay. The Property must be left in the same clean state that you found it in. Breach of these conditions may result in us making an additional charge for cleaning and/or any damage or loss. You are expected to show due consideration for other people, not to abuse the Property or display rude, dangerous or offensive behaviour. Possession of the Property can be refused or you can be asked to leave before the end of your stay. If this happens we will treat your booking as having been cancelled by you and you will not be entitled to a refund or compensation. It is your responsibility to check the Property meets your needs and we cannot be responsible for ensuring the Property is entirely suitable for your needs.

Liability

We shall have no liability for any death or personal injury unless it results from the our negligence. You must take all necessary steps to safeguard your personal property. No liability is accepted in respect of damage to, or loss of, such personal property except where the damage or loss is caused by our negligence. Whilst we are happy to put you in touch with other service providers (including taxi companies, masseurs and chefs) we cannot accept any liability for them.

Force majeure

Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control. This would mean any event we cannot foresee including riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire, epidemic or health risk.

Appliances

In the event that an appliance breaks down, we will endeavour to repair it as soon as possible but we will not pay compensation in such circumstances.

Spa/hot tub

If you intend to use the Spa at any point during your stay you agree to read and abide by all instructions in the information provided at the Property (including to test the water before use in accordance with the instructions). You agree that use of the spa is at guests’ own risk and we do not accept responsibility for any loss or damage arising from the use of the spa.

Falsified bookings

Any booking obtained under false pretence will be subject to forfeiture of any payments made and the party will not be permitted to check in to (or will be asked to leave) the Property.
